

Crosspoint XI
As the eighth project Choate delivers for repeat-client in this expansive industrial park, this Class “A,” 286,000-SF, tilt-wall distribution facility offers manufacturers and distributors convenient access to interstates and the highly skilled workforce in the surrounding Tricounty. The project team constructed a new storm sewer system as part of this project’s scope, including drainpipes, catch basins, junction boxes, downspout tie-ins, etc. to ensure stormwater runoff is properly routed and the soil stability of this sizeable structure is protected.
The new roofing system features a TPO mechanically fastened membrane using multiple layers to protect the facility’s insulation constructed over a structurally sloped steel deck.



Crosspoint X
Crosspoint X, a fast-tracked, 175,500-SF speculative warehouse facility, mirrors Crosspoint IX on the adjacent parcel. Crosspoint X is situated on roughly 18 acres and includes an on-site pond, underground drainage, asphalt paving, in addition to a concrete loading dock and dolly pads. Constructed of tilt-up painted concrete and a 45-mil TPO roof, the facility features enough space to house four separate tenants for warehouse and industrial operations. Each tenant space features an aluminum storefront and aluminum composite material (ACM) canopy illuminated via down lighting.

Crosspoint IX
International technology company Elbit Systems expands its manufacturing operations with a 175,500 build-to-suit manufacturing facility featuring 36′ cast-in-place tilt walls topped by advanced thermoplastic polyolefin (TPO) roofing.
Specific features of this industrial project, including 14 overhead cranes throughout the facility, in-house paint booth, and other materials specific to their manufacturing parts and products have been incorporated into the design to optimize efficiency.
Elbit develops and supplies a vast portfolio of airborne, land, and naval systems, as well as products for defense, homeland security, and commercial appliances and required ample space to meet production demands. Its new facility houses the company’s Ground Combat Vehicle Assembly and Integration Center of Excellence.



Crosspoint VII
As the fourth Choate project completed within Palmetto Commerce Park, Crosspoint VII expands the development with a 364,000-SF speculative warehouse designed to accommodate large-scale industrial operations. The facility features flexible multi-tenant space, 84 dock-high doors, and glass storefront entrances accented by aluminum composite material (ACM) canopies. An expansive truck court further supports efficient loading operations, positioning the facility to meet the evolving needs of future tenants.

Crosspoint VI
Fast-tracked to support continued growth at Crosspoint, this 273,000-SF speculative warehouse delivers flexible industrial space across approximately 20 acres. Designed for a variety of warehouse and distribution operations, the Class A facility features four tenant suites, 30-ft clear heights, 63 dock-high doors, and ample trailer and auto parking. Each tenant entrance is highlighted by an aluminum storefront and aluminum composite material (ACM) canopy illuminated by downlighting, while comprehensive site improvements, including an onsite pond, underground drainage, asphalt paving, a concrete loading dock, and dolly pads, complete the project.



Crosspoint V
This speculative warehouse is constructed on an adjacent 19.9-acre parcel, mirroring Crosspoint IV, and includes an onsite pond, underground drainage, asphalt paving, a concrete loading dock, and dolly pads. Similar to its neighboring facilities, Crosspoint V is constructed with tilt-up painted concrete walls and a 45-mil TPO roof, providing expansive space for four separate tenant operations. The facility also offers ample parking and loading capacity, including 87 trailer parking spaces, 63 dock-high doors, and a 198-space parking lot.

Crosspoint IV
Similar to Crosspoint V and VI, this Class A industrial facility features 273,000 SF of rear-load warehouse space enclosed by tilt-wall construction and topped with a 45-mil TPO roofing system. The building is designed with five separate tenant suites, each offering 13,000-SF bays, 30-foot clear heights below the joists, 50-by-50-ft bay spacing with 60-ft loading bays, and 277/480V three-phase electrical service to accommodate a variety of industrial operations. The facility also includes 63 dock-high doors, 87 trailer parking spaces, and 193 auto parking spaces, while each tenant entrance is enhanced with an aluminum storefront and aluminum composite material (ACM) canopy illuminated by downlighting. Full site development completes the 23-acre project.



Crosspoint II
Designed for modern industrial operations, this 182,000-SF, rear-load warehouse features concrete tilt-wall construction, a 45-mil TPO roofing system, and 30-ft clear heights below the joists. The facility includes 42 dock-high doors, an ESFR sprinkler system, and a 180-ft truck court with a 60-ft concrete apron, 120 ft of heavy-duty asphalt, and 10-ft dolly pads to support efficient loading operations. An underground drainage system, asphalt paving, and glass storefront elements positioned at each corner and the center of the building complete the project, which sits adjacent to its sister building, Crosspoint I.
