Through multiple projects at Camp Hall, Choate has helped shape an industrial campus designed for long-term growth and workforce success. From community amenities to advanced industrial facilities, each project supports the park's vision of creating an environment where businesses and employees can thrive.



Avian Commons - Phase I
Located within Camp Hall's Village Center, Phase I creates a community-focused destination that reflects the park's vision of integrating industry, nature, and innovation. Developed in partnership with Santee Cooper, Avian Commons features gathering spaces, walking trails, recreational amenities, and the signature 2,400-SF Avian Pavilion, supporting workforce engagement while connecting visitors to the surrounding natural landscape.
Suspended over the campus lake, the Avian Pavilion serves as the centerpiece of the project with a galvanized steel structure, a white powder-coated aluminum trellis, composite decking, LED lighting, and 30 concrete support piles. Built within a former pond, the project requires innovative groundwater management and close coordination to deliver a distinctive amenity that reinforces Camp Hall's commitment to thoughtful design, environmental stewardship, and long-term community value.
Camp Hall 5
Also on the campus, the project team constructs a 544,600-SF “ambient temperature” spec warehouse featuring a cross dock design layout, 40-foot clear heights and 5 electrical make-up air units. This tilt-wall structure features 9.25-inch thick walls for the loading docks, and 11.25-inch thick walls elsewhere designed to withstand the wind and seismic conditions in Charleston. Camp Hall 5 offers 83 8×10-foot roll-up dock doors, 4 12×14-foot ramp doors, with one 1,750-SF tenant office buildout included.


Camp Hall 8
In partnership with Childress Klein, Choate constructs three industrial facilities totaling more than 1.4 million SF as part of a multi-phase project on Camp Hall’s Campus 8. Tilt-wall structures Building A (968,000 SF), Building B (273,000 SF), and Building C (182,000 SF) were built concurrently, connected through a seamless network of transportation infrastructure, benefitting from quick access to the ports, railways, and I-26 Interchange the campus provides. Buildings A and B each feature two fully finished office upfits, with Building C offering one of its own.
Combined, these 3 industrial facilities offer 290 overhead doors, as well as a full complement of electrical, mechanical, and plumbing systems. Boasting easy access to the global marketplace via rail, road, sea, or air, Camp Hall significantly bolsters both the local community and region through increased job opportunities and optimized distribution operations.
