Close collaboration with ownership enabled real-time feedback and adjustments throughout construction, protecting quality and keeping decisions moving. Seamless coordination among more than 50 trade partners was essential to delivering a campus of this scale and complexity.
Completed months ahead of the remaining homes, the first residence served as a full-scale mockup, with furniture-sized plywood cutouts helping ownership confirm each space’s scale, layout, and flow.



The project team used DroneDeploy technology to identify some congested spaces in between cottages for future expansion. This improved the community layout and maximized usable space before a single issue could arise in the field. Construction during rainy season introduced significant risk of wood warping, moisture damage, and mold growth across the wood-framed residential buildings. To mitigate this, the team implemented multi-layer material protection strategies throughout the build, followed by post-construction chemical treatment, thereby protecting the integrity of every structure and the long-term comfort of future Neighbors.

Amber Grace Community is neither a typical multifamily development nor a custom home build – it’s a one-of-a-kind living concept requiring the warmth of a residential environment alongside the sophistication of institutional-grade infrastructure. Data center-style electrical panels, advanced MEP coordination, and a unique programmatic vision demanded precision planning and a team capable of executing at both scales simultaneously.
